I agree with all, and would have no problem explaining it's unnecessry and not putting in a new floor. And, of course take pictures to cover myself if there was a problem before.
I'm not sure I would give them an "early out" because of this. Only if they came me a lot of hassle - would I let them out of their fixed lease.
