NO! Do not under any circumstances let another T move in right now. If you are wanting everyone to move out, then you are not hurting for money. You need to clean house, and start over again, with Ts that YOU choose. Just issue your notice of non-renewal to everyone, and if anyone chooses to move out early, That's up to them. You will still expect July's and August's rent to be paid on time. It doesn't matter what anyone says at this point. Talk is cheap. Remember, each of them has to have a place to GO, before they can LEAVE your place. YOU just follow your state's LL/T laws to the TEE. Besides, if there is a lot of drama/fights at your property now, you have NO IDEA how much damage they may leave you. And you still may find that you may need to evict someone, either for not paying rent, or for holding over past Aug. Do not complicate an already complicated situation, by bring in a 5th person into the mix.

Now what if the person that found the replacement is indicating that the replacement is willing to replace him for just 2 months and leaves afterward ? My lease indicates that if they leave before lease ends, they will need to find a replacement and the replacement will need to be approved. If no replacement can be found, then the remaining tenants will be responsible for the rent since all tenants are treated as one.

    I also just received a notification that the two tenants causing the drama will appeart in court next week. One will seek another's eviction along with seeking legal rights to get out of the lease early. Can he actually get out of his lease ? Would the landlord be involved because 2 tenants can't get along ? Can he actually get out of his lease claiming citing safety concerns ?

      You're making things too difficult - I assume you gave formal notice in writing that the leases are not being renewed.
      The person who said he would find you a replacement - been there done that - no way again. If I really wanted him gone, I'd tell T I will terminate his lease as of July 31 rather than Aug. 31 - Make sure he pays rent on July 1, put an addedum to lease agreement that both you & tenant sign that ends the lease July 31. - That takes care of that one.
      The other: Safety concerns - don't know, but you want them gone anyway by Aug. 31. They are appearing in court - says who. if it's them saying this - I'd want to see proof. If this is a conflict between the 2 tenants (one taking the other to court to remove) sit back wait to see what happens.

    Don't do all these "side" agreements.... get rid of them all. When the units are up for rent again, screen carefully!!!!
