You are flirting with the ADA and Fair Housing laws if you only have this one tenant (and mother ) sign your paper, and not ALL your tenants, including any future ones. You must treat EVERYONE the same, and even go "overboard" in how you treat disabled persons (which this lady very possibly is). Before a T rents any of your places, you need to go through-out each place, and make sure everything is in good shape and "functioning as intended". Then take pics of all the rooms and their conditions, before moving in a T.

The next thing, is to be sure you have good insurance, that covers you in case anything happens on your properties. Besides, WHO would sign such a document, that holds a LL not liable for any accidents that may happen, regardless of the situation or whose fault it may be? Once you pull out that doc that says you(LL) are not liable for things that happen, a future prospective T will just walk away, thinking you may be a "slum" lord, and that your place is unsafe.

With all that being said, I've been a LL for 37 years, have 20 SFHs that are between 50 and 100 years old, and have never been sued by anyone as far as an accident happening on my properties, or me not keeping thing repaired and in good shape.
