You don't "have to" do anything. But (a)is it in the best interest of your property and (b)is it going to maintain a healthy relationship with your tenant?

That's a point worth remembering. I am also realizing that I want there to be as little down time as practical between tenants, so the better shape that the property is in, the less time it will take to move in the next tenant.
--------- humidity story from when I was a tenant
There was just a terrible, humid smell, no matter what the property manager and I did. Finally, one day, a visitor to the house pointed out that the odor was coming from the "oil room" in the basement. I didn't even know that the compartment behind this smallish door was an "oil room." Sure enough, there was an intermittent leak from water that would pool on the cement front porch, which was above the "oil room." The owner didn't want to put a drain in on the porch, and I ended up calling code enforcement. The upshot, is that if you want to rent out a home, then "all systems are supposed to work as they were designed to work." That's the "have to" part.
