Incorrect. Having "documentation", does not necessarily give a LL LEGAL possession back. In the eyes of the law, your way of doing things could be considered as a "constructive eviction". It may get the T out, but it's possible the T could come back and sue the LL for monetary damages, and win. Usually most states have laws regarding how to handle a T that does not give possession back when they were supposed to.
