So I had a tenant that broke the lease (amplicably). They left promptly and provided the remaining rent. So there were several times where I had asked the tenant for his/her forwarding address. However, he never provides it, ignores my requests.

I visited the place after he left and there is nothing out of the ordinary in terms of damages, other than wear and tear and some deferred maintenance.

My question is why would a leaving tenant not want his/her money back? I'm legally req to send the deposit back to the last known address.

Send it to the address of the rental unit with a 'Return Service Requested' on it. If they did a forwarding address, then it will be forwarded. If it is returned, put it in the file with the rest of the papers and don't worry about it unless he contacts you. You have fulfilled your responsibility.

Maybe he had a bad experience with a landlord in the past and doesn't expect to get anything back. Honestly, that would be his hang up.

Some people just dont follow instructions. Who knows why he didnt do it. All you are required to do is mail to forwarding address.

Since he has none, mail to last known addres.
