Is a 60-day notice necessary, or would a 30-day suffice? Depending on your state laws and how long your tenant has been there, 30 days might be all you need.

What's your goal here? Do you want to get rid of this tenant, or would you be satisfied if he abided by the terms of the sublease?

Thanks for your response. Fortunately my tenant and his girlfriend got into a big fight and have broken up. I've since issued him 60 days notice to move out.
