No, you cannot hold her responsible for you not being able to rent , unless you can prove she is lying about the mice and bedbugs. Regardless of WHO brought them in, it's a fact that they are there now, and she is free to tell that to anybody she wants to, as long as it's true that they are there. She just is not telling the WHOLE truth (that she brought them there). If you can prove she brought the mice and bedbugs in, then you can also deduct the cost of getting rid of them, out of her deposit.
But my question to you, is, Why are you advertising a unit that is still occupied, and has mice and bedbug problems? I NEVER advertise a place until it's vacant, I have possession back, and everything has been cleaned, repaired, and is READY to rent. You are causing your OWN problems by advertising and allowing any prospective tenants even go near the place. And what if she DOESN'T move out at the end of the month? Do you have a plan for that? You are possibly losing qualified tenants because you are "putting the cart before the horse". Stop advertising, get her out, fix the place up, and THEN advertise it for rent again
