I am turning over my rental house after a 7 year tenant has moved out. I am asking what turns out rent amount that is between $200 - $300 lower in rent that others in this are - which are primarily smaller but new row houses (packed in 10 feet apart). I am getting inquiries and some lookey loos but most of those have credit issues or pets. I am open to a small pet - dog or cat.

Here is what Trulia is showing regarding my rental. "At $1,200, this listing is priced $228 cheaper than the current market rate for a 3 bedroom home"

I believe rent should always be raised even if only by $5.00. The market will determine how much you can raise it without overpricing your rental out of the market. When you go without raising rent most tenants become accustomed to that and then when you are truly justified in raising rent they become despondent. Do everyone a favor and raise rent yearly.
