Here is what Trulia is showing regarding my rental. "At $1,200, this listing is priced $228 cheaper than the current market rate for a 3 bedroom home"

If you keep the rent lower than the current market rates, you'll probably end up with someone who doesn't qualify for the higher priced places. Is that the type of tenant you want?
We always start our rentals high because we can always come down if we don't get any interest.

I don't go by Trulia in my area - If I tried to rent for what they suggested - I'd be sitting forever with this rental! Our market is very competative especially for qualified applicants.

I am listing my 3 bedroom for rent right now and saw a similar message. I checked my current city and the neighboring city. I am indeed on the lower end so I raised it only by $50. It's a newly renovated apartment but it's a small 3 bedroom. I am probably still lower than I should be but it will be rented quickly. I've received three applications this weekend after putting it up.
