the unqualified are everywhere. some are innocent and trying, many are just wise guys looking for a LL hungry enough to give them a throw. pre screening is the key. I'm certain Ive turned a lot of prospects off with the degree of questions I ask in the first phone contact, but I've always believed that good people who have nothing to hide, understand,.....and have nothing to hide. Those who don't even give their name,...after I introduce myself, are either people raised in the forest by wolves,...or wise guys. When I start asking general questions about credit, income and assets,.....and the response I get is no problem,......plenty money,....I can buy your house,...that's generally where it ends and I just crumple up the lead sheet.

What completely amazes me are applicants who actually submit paperwork that is totally bogus, including unsigned tax returns which make no sense (line by line) what so ever, and important application lines left blank and references that they haven't even prepped to lie for them.

do they actually think we don't even look at this paperwork ??
