If they meet your criteria then whats the problem? Run the background check and chose the best one that meets your criteria.

Personally I would lean toward the 2 people, but I would show to both if they seem qualified on paper. I like to actually chat in person with the people and in some cases once they see the application they will screen themself out.
The last applicant - thought the house was beautiful - looked in the window and I e-mailed pictures - said I'd said an applicant so she could look over before we met - since it was herself & adult son said both would have to fill out application.
Never heard back - A guess - something in the son's backgroud was going to be a problem.

Some people are smart enough to know to put your best foot forward. I learned this early on being a tenant and as a landlord.

As a tenant looking for rentals(mostly apartments) the property manager would take me on the tour and was so nice and personable ect.

Once I got in property and had issues, management and the person I dealt with had a total different demeanor. It was jawdropping!

So I take people "representative" with a grain of salt until they show otherwise. I take everything equally, except credit score vs. credit report. I give the report more weight than the score.
