Those are minor fixes. Take care of them and move on. Lots of good suggestions here. Hope you have in your lease on how maintenance is handled in regard to what is considered major and minor.

As well as what is their responsibility is for maintenance as far as what to call you for.

Yes. Thank you for the suggestions, especially the sanitary one.

I don't specify in the lease when to contact me for something, and what is minor and major. They are calling me for more things than I had foreseen and than have the previous tenants: the furnace filter; a loose screw in an electrical outlet; a noisy bathroom fan.

Where is the idea from that a rental is "as is"? The only thing I've been able to point out is that there is no habitability issue.

    As is means, that if the property is habitable, clean, functional and the only issues is aesthetics. The tenent at lease signing can take it or leave it.

    If the take it, they do at the understanding that the landlord has no obligation to fix aesthetics if it's not in writing.

    Even if it was in writing the landlord may not even be held responsible for fixing it.

    Same as buying a used car as is.
