Tenant- proofing the property

My tenant of 8 years has finally moved out. When I purchased the property, it was 5 years old, but had cheap builder-grade materials in it. What tips do you have in tenant-proofing your property (to eliminate costs/ replacement)?
My current plan: 1. Replace the lifting linoleum that is in the bathrooms and kitchen with tile flooring.
2. Remove the pre-fabricated shower walls and install tile for the shower wallks.
3. Remove the already cheap, but now damaged bathroom vanity and install a pedestal sink.

My only comment - I don't like the pedestal sinks because there is no place to put your "stuff" - that leads to tenant putting of shelves where you may not want them.

Not bad ideas. I would include periodic maintenance inspections of the dwelling. That way you may see the beginnings of possible wear and tear. Then catch it before it snowballs.
