- 3 20-somethings - two are a couple and a friend (house has 5 bedrooms) - will sign One Year Lease

or

- 3 women late 50's (one is separated from husband but could go back to him) only willing to sign 6 month lease.

With no intention of discriminating, I'd go with the older adults. Who are more likely to values their things, as well as your own and typically like stability. Even if they leave in 6 months, if its well maintained, its a good deal compared to a years worth of mess from partying.

Check credit, employment, income, pets, smoking etc.
