I would inquire about the new dog. If it's with-in size and breed I accept/ I collect additional rent fee. If not allowed due to expected size or breed. I tell the T NO.
Might be time to get a new T. Get it vacant and clean and repair. Raise rent to market value. Get ur done.

I inquired & the tenant's sister had been ill & she & another relative were sharing the dog (week on & off) until something was resolved. I wrote her a letter and let her know I'd seen the dog and wondered about it - I reminded her another dog wasn't authorized.
So far it seems like the problem is resolved.
