I would try to sell. We were in a situation with a home we'd had rented out to a great tenant - but when he left the market is really "tight" in our area for good tenants - gave up & wanted to "downsize" anyway. Put the house on the market. Sold it - could of held out to get a better offer - but just wanted to be "out". Glad we did as rental signs keep popping up all over town. Try to sell - I would never just "walk away"
