If these tenants are clear and passed your screening and you are satisfied,....there is one week left in October.
Execute the lease, get their money, give them their keys and say thank you. A one week concession is very little money to get a processed, qualified tenant actually signed up and in place.
Getting the rent and security now will assure they move in as will the signed lease. If they want to wait till November because they don't have the money now,.....that might be a red flag,....or it might not. Execute the lease with a side note or side letter setting out date and dollars but don't give them keys or possession until you have all money and docs due.

Yes & the everything has cleared. I held a rental for someone & got the deposit. Fine - Looked like great tenants, but after I sent them a list of lawn care services they wrote back - They didn't have to do the lawn (it's right in the lease they did - and the husband said he lided mowing lawn). on & on the e-mails kept getting more hostile - we'll call the better business bureau, etc, etc. I decided to let them out of the contract - give back the deposit (I didn't have to, but had NO interest in dealing with those people ever again).

Yes, there are those people who believe a negotiated, signed lease agreement is merely an indication that subsequent, ongoing negotiation and re negotiation is in order.
A good, plain English VERY DETAILED AND SPECIFIC AND CLEAR lease will shortstop a lot of that,.....but not with the people who don't care and have nothing to lose.
Many of these wise guys, after seeing the final draft of the proposed lease will walk away,.....often with no conversation or explanation.. I used to think I was being too rigid and dictatorial,....and losing a potential good tenant. Not the case any more.
Dear tenant: ---- Please refer to our lease dated xx/xx/xx,...paragraph xx,...sub,...yy,...sub,....zz.. Thank you in advance for your anticipated cooperation / compliance .
