T is violating the lease clause. What provisions are in your lease that cover such an issue? If nothing, Just give them 60 or more days notice that you will not be renewing their lease. No explanations are required. They clearly do not respect you or other tenants and do whatever they like. "Entitled" syndrome. Just rid yourself of this problem. In future, beef up your "peaceful enjoyment" clause to cover such violations.
It's tough going to court, you need to calculate the costs of legal action vs. enduring to end of lease. Have you offered the offensive T the option of relocating elsewhere? He/she may take you up on it. Early Lease Termination Form.
