T. clearly violated "Quiet Enjoyment" clause in the Lease. I would not want to get POLICE involvement, because this is going to disturb us all. I would go to let them go.

Since the Lease is going to be ended in June of 2019, if I terminate it earlier, I will have to give a reason.
What if they still don't want to leave after the notice?
What choices can I have then?

it is much less work cost and inconvenience to try the police first.
If you have a strong "Quiet Enjoyment" clause in the Lease then a judge should honor it unless you are in a rent control city. But having a police report first is required for this type of eviction.
I don't think you can not terminate the lease earlier without a 3 or 5 day notice ( depends on your state ).

A simple 30 day notice that the lease is terminated may not be good enough, but you can try it.
