I have been collecting rent for thirty five years from some of the worst and also best parts of town. I used to cringe when the kids would announce my arrival as the rent man in an area known for gangs. Inmho the most important landlord job is to get the rent so you must do whatever it takes. cash, paypal, checks, sec. 8, partial rent, just get it. I would probably never waste my time picking up the rent - it's the tenant's responsibility to get it to me - most live nearby and just drop it in the mailbox & one always calls to say she's done that.
Though, picking up the rent check does give you an opportunity to keep an eye on your rental.
I have the phone number of all the tenants.
