Military members have rented my SFH for the majority of the years I have been renting. My house is close to several bases here in Military Town USA. I have found that military members are superior to civilian renters in many important ways.

What I would like to do is list the house for rent exclusively in military only housing websites such as AHRN. This way I can list the one special active duty discounted price exclusively for active duty military.

My LPA question is: Can I state in the listing that only active duty military prospective tenants will be considered, that you must be active duty military to apply? What discrimination might this be considered?

Or what if I simply list the one price and state the price is for active duty military only. I would not list any other price or any other terms.

I suggest you not state 'military only'. That would be similar to stating 'college students only' or 'business people only'. These are not protected classes as far as fair housing is concerned, so you cannot limit tenants based on that criteria.

You would be better served by focusing your advertising on the military websites like you said. If a non-military applicant comes along, treat them in the same way as the military applicants you are hoping for.

this site is a military connection of sites, typically listed as bookoo.com or similar. It gets you to bases/garage sale type of listings
