As co-founder of TenantMagic www.tenantmagic.net I receive many calls a day from landlords about applicant quality issues. A number of them called me after they ran into the same problem you have and loosened their standards just to get their property rented. They all said that it was a huge mistake. It is not worth it when you end up with deadbeat tenants that need to be evicted. They end up not only with the lost rent and legal expenses, but also big repair bill from damage. Set your requirements and stick to them.

Hi Jay, Thanks. I stuck to my guns and got a well qualified couple and all checked out great. We just need to be patient and hold out for the qualified good tenants. They are out there and they are having a hard time finding really nice properties to rent. I have a really nice well maintained single family house and all who came to view it remarked at it's condition and care which is obvious. However, as I originally noted, very few are qualified and they want it badly. I did not give in to their sob stories and held out for the qualified applicants. It worked out well.
