just a point in response to GARRY'S response about m2m agreements only.

I use a one year lease that goes m2m at its term. My feeling is I want a reasonably stable tenant whos committed for a year and not simply sleeping on a mattress on the floor for a couple of months till they move or have to move.
A good quality tenant will also want that stability, both from the set rent for a year and the stability of the year term.

there are probably as many LL's who equally work both ways.
It's just the way I've always done it and I think if you're gonna get burned,....you're gonna get burned either way.
