Garry - Thanks for your input and putting in perspective about the original schedule.

It is in writing that she is moving out May 31 and she paid full for the month of May.

I'm still worried that she will not move out after June 6 because she has not found a place. She's already upset with us because reality hit her and move out date is getting closer.

If she doesn't move out July 6 and charge her the full amount for the month of June, we're pretty much back to square-one. Wouldn't she then have the right to stay until June 30 because she paid the full month? And then the whole cycle might repeat for the month of July?

tell her for insurance reasons that you need to see a copy of a rental application that she made in April. then you will see whether (1)she actually had a moving plan and it just got changed or (2)whether she is being dishonest.

If it is 1 then be patient
If it is 2 then take precautions.

    I don't know if I can ask for rental application she had in April. I'm pretty certain she secured a place, but she changed her mind last minute due to a request she had that was not met by the new landlord.

    The start of anger towards me is when I asked to see a signed lease agreement with her new rental with a move-in date of 6/6. I told her that I would base my decision to extend her stay on proof that she has a place to go on 6/6. She questioned why she needed to provide that and went on a tirade that I am taking advantage of her. She said she has a lawyer and I must meet her requests. Tenant can't produce document and her new landlord never called me as a reference - that's why I'm a bit suspicious.
