Unauthorized pet and non renewal by amy12 on June 24, 2019 @20:09

I may be "barking" up the wrong tree & am borrowing trouble. Tenant for 5 yrs. is MTM, We authorized 2 small dogs. In Oct. 2018 I noticed Large puppy (Lab), wrote tenant - said nephew going through chemo couldn't care for - temporary. Dec. Dog still there - said would be gone in Feb. March still there - She say Only there a few days a wk. (however, I notice more) Ok June Dog still there. I send letter dog needs to go. If not I assume moving out by Aug. 1 (the 30 day notice). Pays on time. I called about our problem with phone, I asked if she got my letter - she did and sent me a letter. If she asks to leave Sept 1. Do I have to honor that or can I stick with my letter which states Aug 1. Being in the midwest - I don't want to drag this out into the fall.

You are the owner/landlord. Your letter,if properly served and within the correct time frame, (which sounds like it was) takes presedence over her letter to you--(unless you agree to her time frame, in WRITING.)

However, just remember, you will be getting rid of a long-term tenant who pays on time. An alternative would be to jump her rent by $50-$75 per month, and see if she decides to pay it, or move. Hopefully, that amount of increase would help cover any damages the dogs have/will cause.
