You are the owner/landlord. Your letter,if properly served and within the correct time frame, (which sounds like it was) takes presedence over her letter to you--(unless you agree to her time frame, in WRITING.)

However, just remember, you will be getting rid of a long-term tenant who pays on time. An alternative would be to jump her rent by $50-$75 per month, and see if she decides to pay it, or move. Hopefully, that amount of increase would help cover any damages the dogs have/will cause.

Thank you for the info. The tenant responded & said the dog will stay at the son's house. She said she intended to Put a taller fence (as the large dog jumped the short fence (authorized for small dogs)and ran toward a neighbor. She agreed to not have the dog there. I could've raised the rent $75 a month, but personally I didn't want 3 dogs at the rental. Yes, I may lose her sooner as a tenant because of this, but if we do, we do.
