We were just able to get rid of troublesome tenants. They stayed 3 months at the property and when we let them out I told them I will not ask them for breaking the 1 year lease. They left couple of things I would normally charge tenants for: - Holes in the wall where they hang their 50" TV - Carpet stairs not washed. Rest of the place is tile. We washed the carpet for their move in.
Charge their security deposit $25 to fill the holes in the wall, and repaint that wall only. Charge another $25 for the cleaning of the carpeted stairs. Then thank your lucky stars they didn't cause more damage than they did.
