Some states require you to give the tenant the option of doing a walk-through prior to vacating. Just walk through, collect the keys and say "your security deposit will be processed in accordance to the law". Lather, rinse, repeat. Don't let her goad you into a conversation.

How would I have known I was hiring the wrong property management company? I had no way of knowing he would never send a handyman to the rental to do work that needed to be done. He kept claiming his handyman was busy on other projects. I hired him in October 2018, and now I'm ending it in September of 2019. Once I signed to stay with him for a year there was nothing I could do. He stole my money & never once did anything.

    first of all in many states property management companies need to be licensed generally by the department of real estate and or the department of state. this would give you some recourse,just like with a licensed contractor.

    presumably you signed a management contract for the year which should have spelled out everything,.....just like a lease should.

    property managers should be reporting everything to the owner, timely and accurately. thats what you're paying them for.

    ultimatey,....as garry has said,......you are responsible to your tenant.

    unfortunately, there are a lot of handymen of various compentencies who are doing ''property management'',....most of them not very well.

    its very hard for a small LL to find good property management, as its all about the percentage of the numbers.

    the good property management people are set up for and want LLs with hundreds of units in dozens of buildings.
