Yes, there are processes in place in many states where, if a person wins a judgement, a judge may order the loser to pay the monetary sums to the court house to be sure the winner gets paid. Usually it happens in eviction proceedings where the LL is owed rent. To make both parties happy, if the tenant wishes to remain in their home/apartment, they must pay the rent owed, in cash, by a certain date and time, (usually 3-5 days later) into the court. The court holds the money for the LL until they can come and get it. If the T doesn't pay by the date and time specified by the judge, the LL is granted the eviction.

Remember, your 3 day notice said to pay rent OR move. The T did neither, which is why you, the LL, are now asking the Judge to make them pay rent, or move.

Thanks Garry, good to know!

It is different in my case. T has a list of issues that she wanted me to address. These issues are either unreasonable, or I cannot do anything about it. Instead of paying me, she paid to the court.

She told me that I will receive a DOC number and notice from the court. So, what would be next step? what should I do?

    In addition, I have just found out that she is a professional tenant for long time, and knows all the tricks about what she could do to make LL miserable.

      First, you need to TOTALLY know and understand your own state laws. AND THEN FOLLOW THEM ! You are a landlord---a BUSINESS person. If you don't know your own state laws by HEART, you deserve to be walked on by a tenant. If you don't know them, hire a lawyer that does-----NOW.

      Pay no attention to your tenant. Only a judge can order payments into a court system-----AFTER you both go to court. If you ever get into court, a judge will resolve any issues your T brings up. As I said, FOLLOW your state laws, and especially the eviction laws. If she is a "professional tenant", as you have said, you will never get your rent, or her out, if you don't do EVERYTHING right. Remember, lawyers are professionals, also. HIRE A LAWYER TOMORROW !! If you don't, your T will still be there at Xmas time, and you be collecting NO rent during that whole time.
