How do you stop tenants from disconnecting smoke detectors?

About the only thing you can do, is threaten them with either a fine, an increase in rent, or say you will need to come over every 1-2 months, and go thru the whole house to check all the smoke detectors. Even if they are hard-wired in, tenants can still unhook a wire to stop them from going off. If none of those things work, tell them you will have to give them notice to move.

BUT----be sure you have them in the proper locations, and that the batteries and the detectors are fairly new. No detectors in kitchens, and keep them 5-10 feet away from kitchens and bathrooms if you can. The new detectors now days are very sensitive to heat and humidity. It doesn't take much to set them off.

I would suggest getting new tenants. If there is a fire, and people are injured, depending on the state/laws/lawyers, you may be liable for 'not doing routine inspections' and keeping everything in working order (regardless if the tenant keeps removing batteries).

My advice: get a tenant that follows the rules, and cares about the safety of their family.
