First, you need to TOTALLY know and understand your own state laws. AND THEN FOLLOW THEM ! You are a landlord---a BUSINESS person. If you don't know your own state laws by HEART, you deserve to be walked on by a tenant. If you don't know them, hire a lawyer that does-----NOW.

Pay no attention to your tenant. Only a judge can order payments into a court system-----AFTER you both go to court. If you ever get into court, a judge will resolve any issues your T brings up. As I said, FOLLOW your state laws, and especially the eviction laws. If she is a "professional tenant", as you have said, you will never get your rent, or her out, if you don't do EVERYTHING right. Remember, lawyers are professionals, also. HIRE A LAWYER TOMORROW !! If you don't, your T will still be there at Xmas time, and you be collecting NO rent during that whole time.
