Someone wants to rent my house to run Airbnb business. He wants to rent for 3 years plus 3 years renewable, total 6 years. I am new to this business model. What are the catches? I suppose he would have to get licenses or permits if required by local city or state. He would also have to purchase commercial insurance for short-term rental homes. What else should I pay attention to? I just do not want to fall into a pitfall.

DON'T DO IT !!! Remember the saying "if it's too good to be true------------. In your situation, you are the owner, that person will be your TENANT, and they would be SUBLETTING YOUR PLACE to other people. YOU would have NO CONTROL over who they rent YOUR place to. They could rent it for big bucks to weekend PARTY ANIMALS who will DESTROY your place. Your "tenant" would stop paying you any rent after a month or two, all while collecting huge cash rents from the subletters. And if police are called for anything, YOU will be responsible for YOUR property, because you are the OWNER.

Then you will have to hire a lawyer to get you out of the mess YOU created. It could take you several months to get possession back, all while probably paying the mortgage on your end, but with no income coming in. And THEN you get to repair all the damage everybody left you.

JUST SAY NO to this person who contacted you. He is dangling huge carrots in front of you to see if you will bite. If he wants to run an AirBnB, business, he can get a loan to BUY a property. Then HE is on the hook for all the problems I just mentioned, not you.

You dont mention where your house is located. If it is a tourist destination, why not bnb it yourself?
