It has been 4 days since due day. The tenant completely ignore my two text reminders. I am going to hire a lawyer, and ask the lawyer to take care of the issue.

My question is, should I also call her in addition to text messages?

I understand, normally I should send her a registered mail, or at least a phone call, but, this tenant is very difficult, so, I hate to talk to her on the phone, or she may very well not take my call. I would rather let my lawyer evict her.

You need to read your state law on the entire eviction process and follow it exactly. In general you need to post a notice to "quit or cure" with whatever you state has for a timeline. Used to be 4 days, but some crazy states like Colorado have now made it 10 days notice.

You dont need a lawyer to do the first step at all, and can easily do all of it yourself once you find out what your laws are.

PS, yes call them right away. The longer you wait and do things incorrect the worse it will be for you.

If you get a lawyer then you should not make any contact at all and let the attorney handle it.

If a tenant is not responding to the text messages, try to contact her through calls. Also, keep all register emails, call recordings and text messages as proof of contact. Thereafter involve your lawyer to take care of the issue. If you want to evict a tenant, send her a tenant eviction notice. If she refuses to vacate the property, take legal action in the court and submit all proofs of a reason behind eviction. To know more about eviction, visit,
