I have very difficult tenant.

She reported to Housing department there are 4 repairs, actually they are all minor issues as the result of Housing inspection. On the phone the inspector described me what these issues are. For instance, a little leaking under chicken sink when a large water coming down, and also water faucet got broken (by her).

Though the inspector describe me on the phone, but I still would like to check out myself first.

Here is the problem:
She doesn't want me and my wife to go inside to check out first, she demanded that i can go inside only with a license plumber.

secondly, during the repair time, she doesn't want me to be inside, i have to be outside until they get fixed.

I disagree on both side.

Who has the legal ground on these two.

Every landlord has the right to check the rental property for damages. For the walkthrough, the landlord has to give prior notice to the tenant before 24 hours. If the tenant is restricting the landlord to enter their property, check all the clauses in the lease and verify whether a tenant is violating the code.
