Winnable in Court?

I had a tenant break a lease a month into a 12 month lease. I was able to use the security deposit to cover some of the cost to re-rent the unit but had to put out $400 to cover the cost to the realtor to rent the unit again. I've already sent the former tenant a bill but they refuse to pay. I feel they should have to pay the amount for the realtor to rent the unit since that is an expense thrusted upon me after they broke the contract.

You could probably win, but then you have to try and collect which is even harder. For $400 just consider it a lesson learned and next time do a better job screening and using a credit report to find good tenants.
If you know for sure where they live now and where they are employed then you stand a good chance of collecting. You would still have to win in court first.

There are higher chances that you can win the case. Collect all the proofs of early lease termination. Here I agree with Robert. Now onwards, you should choose the tenant wisely. So, less you will face nuisance of tenant turnover. Finding a potential tenant is a tough job.
