it's your unit so you have a right to the property, end of story. You have to give her 24 hours notice. You don't abide by her "rules" or her opinion. It is your responsibility to fix the unit, that being said, you want to ensure it is fixed right to avoid unwanted contact with her. If it is something you can fix great, if not don't play with it. If the faucet was broken by her she would be liable but you should be 100% sure wear and tear could not have played a part.

I've fixed some leaks with success and others I needed another crack at it. Never ran into an issue where a tenant refused access. At that point it will get ugly quick.
