I own a Co-op in CT. My father died 14 years ago and left it to me in survivorship. It is 100% in my name. My brother who is 58 has lived there since he was 4. I had planned all along to put it in his name one day, as I believed (in my heart) it should go to him. Well for about 10 of those 14 years I have been stuck paying the common charges because for one reason or another he didn't have the money because he either got fired on numerous times (one being a DWI will being a truck driver with a CDL and being banned for driving for five years). He has been on and off disability for many years also. I want him out! Can I do a regular eviction process? Again, no lease

If you want your brother to have it then transfer title to his name and be done with it and any expense. If he fails it will be his fault and his problem. (but somehow I still think you would continue to support him.)

If you do want the home, and him to move out then just give him 30 days notice and then evict him.

PS rule #1 of renting is NEVER rent to someone you know.

Or you can just continue to be your brother's keeper. You need to decide what you really want.
