See my other reply, but yes you can give 30 days notice and then evict him. See you county offices for help filing a proper eviction.

Maybe you should sell it and give half the money to your brother?

My first intent was this was his place, not mine. But over the last 14 years, I have spent thousands and thousands of dollars keeping him fed, a roof over his head, tires, getting him out of jail at 3 in the morning for a DWI, legal fees to get the property free of IRS debts, anything and everything you can think of. But now, I am the nasty you know what who wants the house for herself. The thing is in disrepair, and I would probably get $25K for it. Now take brokers, lawyers, etc. Not much left. So now he is homeless and I am broke. It would be better for him to stay there but he can't hold a job! I just want it over! I can't even give it to him! Thanks for the help. You have no idea how much it means.
