Okay, thanks for the advisory. First time this has come up for me. Will do. Yeah, sometimes you just don't know if there's something fishy or just normal life's inconveniences.

Just to chime in here.....Garry and I are normally tracking on the same two lane road, but I need to digress here.

These days it's getting harder to get everybody in the same room at the same time. They used to call that ""the closing table """. With electronic docusign and others being accepted by the courts And title companies for property transfers, we as landlords have to move forward.

I've used notary signature verifications on leases for years and it's been fine. I also get so much ID verification during the application process including photo IDS with signatures that there's no worries.

I've had tenants that I never actually met in properties out of town and they've been fine.

    I will take that into consideration. I have the 2 driver's licenses copies already. I do like to review the 8 page lease point by point with initialing each page as part of the process. Questions usually arise. Thanks.

We mail leases out all of the time. Sometimes meeting with everyone at the same time is a challenge, especially for second shifters and truck drivers.

However I prefer to meet in person. I think it help start the relationship off better if you are taking the time to point out the important things they need to remember so that their tenancy starts off smoothly. It also give them the opportunity to ask questions.

We normally provide a sample lease with the application and we suggest they review the sample lease prior to dropping off the application to make sure nothing in the lease takes them by surprise in case it is an issue.

The one step we do take is to require copies of driver's licenses or official ID when the application is submitted. We don't always remember to compare signatures, but we try. That in itself I think is a deterrent to shenanigans.
