Hi, I'm not a landlord, I'm tenant. I've been renting almost 3 years and never missed a single payment. I just renewed my lease (Nov 2019).

After renew the lease my wife told me that we'll have a new family member (baby) so I think is a good moment to become a home owner (buy a house).

What would be the best way to finish in good terms if I found a good house before the lease finishes?

I'm willing to pay a fine + loss the security deposit but I would like some advises. My landlord is always been friendly and fair.

You signed a legally binding contract called a LEASE. You must abide by the terms of the lease until it's end.If you do not, the LL can take you to court and ask the courts to enforce the terms of the lease upon you. It's not what you are willing to do, but what the LL EXPECTS you to do, which is pay the rent til the end of the lease.

Now, for my personal opinion of what you want to do as far as buying a house-----DON'T DO IT!!!
If this is your first child, you and your wife will be going thru a TREMENDOUS amount of stress associated with bringing a new baby (your first) into the world. WHY would you want the ADDED stress of finding the "PERFECT" house to live in for the next 20-30 years? If you both have jobs now, are they both secure for the next 10 years? What if you guys decide to have mom stay home full time with your child, and not go back to work for years? Can you afford the house payment on 1 income? What if you decide to have more children ? Would you need a bigger house?

My suggestion is to wait till your child is 1-2 years old, before you look for a house. If you are in an apartment now, stay there. If you outgrow the apartment, look for a house to RENT for a couple of years, before buying one. I rent out several single family houses, and I find that half the families don't have a clue as to the upkeep of a home-------yards need mowed, snow needs shoveling, things age and break----furnaces, water heaters, air conditioners, appliances, roofs.
Whereas the owner of the apartment you are now in, takes care of all that for you now, when you OWN a home, YOU are the ones to take care of those things. So don't get in a big hurry to buy a place----rent for awhile, and ENJOY being new parents FIRST.
