You signed a legally binding contract called a LEASE. You must abide by the terms of the lease until it's end.If you do not, the LL can take you to court and ask the courts to enforce the terms of the lease upon you. It's not what you are willing to do, but what the LL EXPECTS you to do, which is pay the rent til the end of the lease.
Now, for my personal opinion of what you want to do as far as buying a house-----DON'T DO IT!!! If this is your first child, you and your wife will be going thru a TREMENDOUS amount of stress associated with bringing a new baby (your first) into the world. WHY would you want the ADDED stress of finding the "PERFECT" house to live in for the next 20-30 years? If you both have jobs now, are they both secure for the next 10 years? What if you guys decide to have mom stay home full time with your child, and not go back to work for years? Can you afford the house payment on 1 income? What if you decide to have more children ? Would you need a bigger house?
My suggestion is to wait till your child is 1-2 years old, before you look for a house. If you are in an apartment now, stay there. If you outgrow the apartment, look for a house to RENT for a couple of years, before buying one. I rent out several single family houses, and I find that half the families don't have a clue as to the upkeep of a home-------yards need mowed, snow needs shoveling, things age and break----furnaces, water heaters, air conditioners, appliances, roofs. Whereas the owner of the apartment you are now in, takes care of all that for you now, when you OWN a home, YOU are the ones to take care of those things. So don't get in a big hurry to buy a place----rent for awhile, and ENJOY being new parents FIRST.

Hi Gary, As a landlord, how would you respond to your tenant who just just broke the news he's going to break the lease? Is there a standard letter to respond to tenant of the consequences or one you'd recommend?

For starters, you need not respond at all, until the T actually breaks the lease. " Going to " break a lease, means it's in the future, which hasn't happened yet.
If a LL chooses to respond before it happens, write a nice letter to the T, saying they signed a lease on xxxx, the rent of xxxx , is due every month, on xxxx, and you will be expected to perform to the all terms of the lease, until it ends on xxxx. Any breaking of any of the terms of the lease, will be dealt with thru the LL/T laws, and the court system of this state. Signed: LL
It is a simple, precise, to-the-point letter, that tells the T where both the T the LL stands. Then wait til something happens (or doesn't happen), and go from there.

Thank you for your response. To make it more interesting, the property is listed for sale. Is LL obligated to disclose this breaking lease from current tenant to potential buyers? As you said it has happened yet.

thank you for your response. Reading this I'll wait until the lease expires. To be honest I'm not in rush to buy a house.
I just wonder what would happen if I find a very good deal and I want to early terminate the lease.
I thought I could talk with the landlord and negotiate somehow with a fair compensation for him.
