For starters, you need not respond at all, until the T actually breaks the lease. " Going to " break a lease, means it's in the future, which hasn't happened yet.
If a LL chooses to respond before it happens, write a nice letter to the T, saying they signed a lease on xxxx, the rent of xxxx , is due every month, on xxxx, and you will be expected to perform to the all terms of the lease, until it ends on xxxx. Any breaking of any of the terms of the lease, will be dealt with thru the LL/T laws, and the court system of this state. Signed: LL
It is a simple, precise, to-the-point letter, that tells the T where both the T the LL stands. Then wait til something happens (or doesn't happen), and go from there.

Thank you for your response. To make it more interesting, the property is listed for sale. Is LL obligated to disclose this breaking lease from current tenant to potential buyers? As you said it has happened yet.

You're right! If the property is listed for sale, it makes it a LOT more interesting. But before I give any more opinions, please answer me this : Sunny, are you the LL or the T ? And are you the person who posted the FIRST post today about breaking the lease? How long has the T lived there, and when was the T informed about the house being put up for sale? When does the current lease end? What state are you in? Is there any MORE "interesting/pertinent" information you may have left out?

I'm the LL and have nothing to do with the original post of this thread. My tenant has lived there 5 months; the lease ends July 31 next year. Tenant was informed about the sale about a month ago. I was informed of the lease breaking yesterday. Tenant's reasons are personal(getting married, having a baby, buying a house, etc) and have nothing to do with the sale of the property. I'm in Florida, and the property is a multi-unit. By the way, I'm a paid subscriber.
