A LL should never try to list a place, or look for a new T until they have possession back, and the LL has had a chance to clean up and repair any damages left by the old T. Questions-------- what if the current T does not let you show the place while they are still living there, or does not get out when they said the would? What if they leave you with a lot of cleaning to do, or damages to repair? Do you really want to show a place that may look terrible, to a prospective new T ? You have no control over any of this. Once you have possession back, then you have total control back again.

You are worrying too much about someone breaking a lease in the middle of it. I never worry about that. I have 20 houses I rent out, and ALL of them are on M2M leases, starting from day 1, no matter what month of the year it is. I do that because I want control, if a T is doing other things that they shouldn't be doing, like bringing in pets, people, causing damage, etc. I can then give them a 30 day notice to move if I wish. I have given that notice to 2 Ts in the past 4 months. They've moved, so now I'm cleaning, repairing damages, and will be looking for new Ts in the worst time of the year. Yes, I will be losing money, but many LLs agree it's better to have a vacant property, than one with a T in it, causing a lot of damage.

I never had anyone broke the lease before; therefore, I need some more help. How would you handle it when the tenant hands you back the key or wants to do a walk through? The lease won't end until June. It hasn't happened yet. But I want to be prepared. I've seen my tenant moved most of the stuffs out already. I received rent for this month. But I don't I don't think I'll it for next month. I do have the deposit.
