We mail leases out all of the time. Sometimes meeting with everyone at the same time is a challenge, especially for second shifters and truck drivers.

However I prefer to meet in person. I think it help start the relationship off better if you are taking the time to point out the important things they need to remember so that their tenancy starts off smoothly. It also give them the opportunity to ask questions.

We normally provide a sample lease with the application and we suggest they review the sample lease prior to dropping off the application to make sure nothing in the lease takes them by surprise in case it is an issue.

The one step we do take is to require copies of driver's licenses or official ID when the application is submitted. We don't always remember to compare signatures, but we try. That in itself I think is a deterrent to shenanigans.
