My lease clearly states no pets. I've had tenants with pets which ended up costing me thousands of dollars in damages and replacement of hardwood floors. Tenant did not ask me for permission to have pets because in court she said pets were for her daughter's emotional problems. No legal or medical papers were ever produced. Now, I have a new tenant and he was told that no pets are allowed and he agreed and signed the lease which states same. He called me up and said he wants a dog. I said no. My question is if he does get papers from a doctor how will I know the papers are legitimate? I'm hearing now that fake pet papers do exist and tenants are buying them to show to LL. Even if papers are signed from a doctor, how will I know that it is absolutely necessary for his condition. As far as I know there is nothing physically or mentally wrong with my tenant. He has a very good job and makes a substantial amount of money.

From what I know you can deny pets for emotional support but not service dog with proper certificate.
