Need Tenant break lease clause - residential lease

This is what I have, do you have anything better?
"Landlord must be notified no less than 60 days prior to the first of the month that the tenant will cease to occupy the apartment and will move out their belongings."
The above language does not cover what to do with the security deposit if they vacate in the middle of the month. It does not address if they actually leave before or leave after the declared date...

In Pennsylvania, I've seen LL charge $5,000 for breaking the lease. Also, I've had tenants break lease and I never returned their security deposit. If it's not in your lease you do have the option to add it. When a tenant does that, it's puts LL in a financial bind. Matter-of-fact I am going to add the $5,000 clause in the next tenant's lease. It seems that you are pretty good with verbiage. Just add it (if your state allows) and more than likely, your tenant will think twice before breaking lease.
