Intent to break lease - Landlord Forum thread 360110

Intent to break lease by Sunny on January 1, 2020 @19:19

                              
I have a case where T notified me that T would break lease and January would be the last month. I already notified T that T is expected to pay rent and complete the lease.

I've seen them moved some stuff out. I have not received rent yet which is due today Jan 1, and neither have I received the key.

What do I need to do?

which state/city is this?

1 serve notice of entry (24 hour notice )
2 make sure to bring someone with you to the inspection ( you have a right to show the place to prospective renters ( maybe bring a real estate agent ) )
3 hire a lawyer
4 try without a lawyer
5 if you don't get the rent or keys then serve a pay or quit notice.
6 follow the steps to file a UD lawsuit ( if you don't know what UD is, then hire a lawyer )

follow your lease in regards to early termination
