I rented to a young lady with two children. At first she seemed very nice and made the place look beautiful. Two or three days after she moved in she started complaining and has not stopped since (3 months). So far she has really irritated my contractor to the point where he does not even want to go there for repairs. She won't stop texting me and sending me horrible pictures. For instance, I never had mice in 42 years. She sent me a picture of a dead mouse hanging by its tail. The plumbing was new and her boyfriend checked it before she moved in and said it was good. He flushed the toilet and said no problem. Since she's been there the plumber was out there once and said it was her kids that used too much toilet paper and that's what caused the problem. She text me today with a picture of the toilet and said it overflowed again. My plumber rushed out to take care of the problem. Then tenant called me while plumber was on his way and said for him not to come out. He was angry. Then she text me and said she wants him out next week. I responded that I think it best for her to find another place to live. I already told her that I would let her out of the lease. She said she wants to stay. Any suggestions as to what I can do to get her out? And what might I be in for. I am stressed and tired of her immaturity.

when tenants start misusing text and emails I then send them a form that I created: I will post as a new thread so others can review

I would go to the house with the plumber or exterminator and whoever does work to avoid the problems she is creating for you.

You have let this tenant take control of the arrangement. They can smell weakness in landlords and its a game to them to see how high you jump when they say jump.

First you must enforce your lease. Were there boundries set in the lease as far as communication? Review your lease and start enforcing it by the letter.

If it is determined that the tenant has caused maintenance issues you need to charge them with a bill. Count it as part of rent and if it is not paid it is equivalent to not paying rent.

You may be out of luck as far as this tenancy is concerned but after you non-renew you need to get with a landlor/tenant type attorney and get you an ironclad lease that gives you control.
