My tenant is asking if he could sublease the property. It is a Single family home. I am worried it might be done like AirBnb and might cause issues with neighbors and also have property upkeep issues
Are there legal issues other than this that I need to be aware of. It looks like rental home insurance will be impacted also.
Please share your thoughts.

Tell him 'no.' I don't see anything positive for you now. Has tenant been in place long? Is he broke? Has he just realized he can generate revenue for himself by renting out a room? Lots of people looking for rooms nowadays.
Don't be afraid to say no.

You could just ASK him why he wants to sublease. Maybe he wants to purchase a home. Maybe he has a new job offer and wants to move for it.

There are many reasons for subleasing.

No. Plenty of reasons why and you stated a main one already. Just not in your best interest.
